ViewLux Roofing: The West Palm Beach Owner’s Guide
We stock and install ViewLux-compatible roofing parts in West Palm Beach, with most component replacements running $600 – $2,500 installed depending on what failed and how much decking or underlayment has to come up with it. Most West Palm Beach homeowners discover a ViewLux part has failed after a heavy afternoon storm, when a ceiling stain appears or a drip starts in the garage. Sometimes it’s quieter: a musty smell in the attic, granules collecting in the gutters, or a section of roof that just looks wrong from the street.

We’re an independent West Palm Beach contractor, not a ViewLux dealer or affiliate. That means we match parts by spec, not by brand loyalty, and we tell you straight when an aftermarket equivalent does the same job for less money.
Which ViewLux Models This Applies To

ViewLux isn’t one product line. It’s several, and the compatibility differences matter when you’re ordering a replacement skylight flashing kit, a curb-mount lens, or a vent collar. The three you’ll see most often in West Palm Beach: the ViewLux fixed skylight series (FCM, FVCM models), the venting/motorized series, and the curb-mount commercial-style units more common on flat or low-slope commercial roofing. The fixed and venting units use different flashing kits and different glass panel sizes, even when the rough opening is the same.
How to identify what you have without climbing up: if it’s a domed acrylic or glass bubble with a manual crank, that’s the older F-series. If it’s a flat glass panel with no visible hardware, it’s a newer VSE/VSS fixed unit. The model tag is usually on the inside of the frame, visible from below. If the tag’s gone, measure the rough opening between the framing, not edge to edge of the visible lens. That measurement plus the curb type (site-built wood curb, manufactured metal curb, or self-flashed deck mount) tells us what replacement part to pull.
On the OEM-versus-aftermarket question for ViewLux specifically: ViewLux flashing kits and acrylic domes are proprietary shapes. Generic flashing kits rarely seal correctly on a ViewLux curb, and a mismatched dome leaks at the first tropical downpour. For glass lens replacements and dome covers, we use OEM or a direct spec-match. For vent collars, roof-to-wall flashing, and underlayment transitions, we stock quality aftermarket materials from GAF and certain regional suppliers that hold up as well or better in Florida’s UV and salt air, at a meaningful price difference.

Signs Your ViewLux Roofing Is Failing
- Water stains around the interior trim or on the drywall below the unit. This is the classic install-flashing failure. On ViewLux curb-mount units, the step flashing and counterflashing have to be lapped exactly right over the curb. A gap of even a quarter inch lets wind-driven rain walk right in during a West Palm Beach summer squall.
- Condensation between the glass panes. The seal on the insulated glass unit has failed. Once argon leaks out and humid Florida air gets in, you can’t reseal it. The lens gets replaced. Left alone, you lose thermal performance and the glass gets cloudy, but it won’t necessarily leak into the house.
- Cracks or crazing in an acrylic dome. Acrylic deteriorates under UV faster in South Florida than anywhere in the continental U.S. After 8 – 12 years, you’ll see hairline cracks spreading from the screw holes or the dome perimeter. Crazing is cosmetic until it isn’t: a stressed dome will eventually crack through in a wind event.
- A crank that binds or a venting motor that hums but doesn’t open. The operator mechanism or motor has failed, not the lens. On older F-series ViewLux venting units, the manual operator is replaceable without pulling the entire unit. On motorized units, the motor and chain assembly swap out from inside, though you’ll need the exact series match.
- Granules from the surrounding shingles collecting at the base of the curb. The unit itself may be fine, but the roof membrane around it is failing. This is the most common West Palm Beach situation we see: the ViewLux part is fine, the integration is what’s worn out. Fixing it properly means pulling back the surrounding roofing, re-flashing the curb, and reinstalling.

AfterReplacement Cost & What’s Included
Here’s what we quote in West Palm Beach for ViewLux work, installed:
- Flashing kit replacement (no lens change): $600 – $1,400, depending on curb height and how much surrounding roofing has to come up.
- Acrylic dome or glass lens replacement (fixed unit): $800 – $1,800 installed, with the price driven by unit size and whether we’re sourcing OEM or a spec-match.
- Venting operator or motor replacement: $500 – $1,000, including parts and the interior access work.
- Full ViewLux unit replacement (new curb-mount skylight, re-flashed and sealed): $1,500 – $4,000, with the spread driven by unit size and curb condition. If the curb itself has rot, which we see more often than homeowners expect in West Palm Beach’s humidity, that rebuild adds $400 – $800.
Every quote is written. The number includes the part, the labor, the removal of the old component, and the sealant and flashing materials. If we open the roof and find decking rot or a compromised curb, we stop, call you from the ladder with a photo and a number, and get a yes before we touch it. That’s not an upsell policy. That’s the written-price commitment The Garrison Standard requires. No numbers move at the door.

All ViewLux parts work we complete carries the 365-Day Done Right Promise: if the work doesn’t hold for a full year, we come back and correct it at no charge. In writing, before we start.
DIY or Call Us?
You can safely do a few things from inside the house: check for the model tag, measure the rough opening, note whether condensation is between the panes or on the interior surface, and look for water staining after a storm. That information makes our phone call five minutes shorter and gets you a more accurate price faster.
What you shouldn’t do is get on the roof. A West Palm Beach roof after rain is slick with algae and granules. ViewLux units are heavy. A dropped dome cracks and the replacement just doubled. And the flashing work is where leaks originate: one missed lap, one skipped sealant bead, and the job fails inside a month. This is the difference between looking at a problem and fixing it so it stays fixed. If you’re on the fence, call us at (728) 203-9809, tell us what you found, and we’ll give you a straight number over the phone for the scope we think you’re looking at. The on-site estimate is free, and it comes in writing.
FAQs

An acrylic dome typically lasts 8 – 12 years in South Florida sun before it needs replacement; glass lenses last 15 – 25 years if the seal holds. The flashing around the unit, which is what actually leaks, typically needs attention every 10 – 15 years regardless of lens condition. Curbs last longer if they were properly primed and sealed at install, but West Palm Beach humidity cuts into any wood curb that wasn’t flashed perfectly the first time. Call (728) 203-9809 and we’ll help you figure out exactly where your unit is in that lifecycle.
It depends on which part failed: a venting operator can be repaired, a condensation-fogged lens cannot, and a flashing leak usually means replacement flashing rather than caulk. Caulking over failed flashing is a temporary patch that buys you a season at most. If you want to know whether your specific failure is worth a repair, call (728) 203-9809 and we’ll tell you what we’d do on our own house.
A flashing kit replacement or operator swap is usually a same-day job, while a lens replacement on a fixed unit runs half a day; a full unit replacement with curb rebuilding can take two days. We schedule around rain for the roof work, and we protect the interior opening before the day starts. The estimate you get is for the finished job, not a best-case scenario.
We keep the common flashing kits, dome sizes, and operator mechanisms on the truck or within a day from our local supplier, and special-order OEM ViewLux lenses and curbs usually arrive within 3 – 5 business days. When we quote, we tell you which is which, because lead time is part of the price. Call (728) 203-9809 with your model number if you have it, and we’ll check availability while you’re on the phone.
